Job Summary
Respond promptly to resident maintenance requests, prioritizing safety-related and emergency issues, and document all work performed in a property management system. Execute scheduled inspections on HVAC units, plumbing systems, and fire safety equipment to identify potential issues before they escalate. Complete make-ready tasks for apartment turnovers, including painting, fixture replacement, and deep cleaning, while ensuring all building systems function correctly. Address structural repairs, grounds maintenance, and landscaping, and manage supply inventory and shop organization. Monitor vendor work and enforce safety protocols in compliance with OSHA standards. Report incidents, hazards, and suspicious activity to the Property Manager immediately.
Required Qualifications
- 3+ years of hands-on experience in residential or apartment maintenance
- Proficient in diagnosing and repairing issues related to HVAC systems
- Proficient in diagnosing and repairing issues related to basic electrical systems
- Proficient in diagnosing and repairing issues related to plumbing
- Proficient in diagnosing and repairing issues related to carpentry and drywall
- Proficient in diagnosing and repairing issues related to appliance repair
- Strong troubleshooting skills
- Proactive, solution-oriented mindset
- Organized and detail-oriented with the ability to track maintenance tasks and manage inventory
- Professional communication skills
- Reliable and responsive
- Availability for rotational after-hours and weekend emergency calls
Desired Qualifications
- EPA Certification
- 3+ years of hands-on experience in residential or apartment maintenance (strongly preferred)
