Job Summary
Conduct day-to-day janitorial and maintenance services for assigned properties, managing common area care including lawn mowing, snow removal, and trash removal. Perform basic and intermediate repairs on plumbing, electrical, carpentry, and drywall while maintaining tool inventory and placing supply orders. Respond to tenant emergencies for fire, security, or alarms, then search, correct faults, and secure the building as required. Coordinate vendor and contractor services, complete scheduled preventative maintenance, and provide written activity reports to the Property Manager. Adhere to Fair Housing regulations and attend periodic training on HVAC and building systems.
Required Qualifications
- High School Diploma or Equivalent
- Valid NY State Driver License
- access to a reliable vehicle
- One or more years of building and grounds maintenance experience
- 100% compliance with fair housing regulations
- Friendly, helpful, courteous interactions with tenants, vendors and co-workers
- 100% of scheduled preventative maintenance completed monthly
- Ensure that a minimum of 95% of work orders are completed with 24 hours
- Ensure that apartment make readies do not exceed 4 days for apartments and 8 days for single family homes
- Maintain properties to limit potential health and safety issues
- Provide mentoring/training to Maintenance Assistant if applicable
