Maintenance Technician

Job Summary
Review and complete work orders assigned by the Maintenance Supervisor or Community Association Manager. Routinely inspect community facilities, advise on issues, and perform corrections. Utilize and maintain equipment safely while executing painting, carpentry, electrical, plumbing, and minor repairs. Check lighting daily, pressure wash exterior surfaces, and maintain recreational amenities like tennis and basketball courts. Ensure AC drip pans drain properly and report major repairs immediately. Maintain records and reports as directed while adhering to OSHA safety guidelines. Work extended hours, weekends, and on-call rotations as required for emergency response and project needs.
Required Qualifications
- High school diploma or equivalency
- Minimum of (2) year's general experience in building trades, repair, and maintenance or handy work
- Effective written and verbal communication skills
- Strong customer service, communication and interpersonal skills
- Ability to lift 50lbs
- Ability to work in an upright standing position for long periods of time
- Ability to crawl in small and tight spaces
- Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain)
- Ability to walk and climb stairs
- Ability to handle, grasp, feel objects and equipment
- Ability to reach with hands and arms
- Ability to communicate, receive and exchange ideas and information by means of the spoken and written
- Ability to quickly and easily navigate property/buildings
- Ability to repeat various motions with wrists, hands and fingers
- Ability to detect auditory and/or visual emergency alarms
- Ability to work extended/flexible hours and weekends based on project requirement
- Ability to drive when necessary
- Valid Florida Driver's License
- Ability to climb ladders and work at heights above ground level (maximum 12-16 ft)
- Ability to respond to emergencies and callouts in a timely manner during on-call rotation or as directed by supervisor
Desired Qualifications
- HVAC certification
- Command of computer hardware/software
- Multiple language fluency
- High school diploma or equivalency preferred
