Job Summary

Respond to and complete service requests for residents, guests, and vendors while coordinating with the maintenance supervisor to prioritize daily tasks. Identify safety hazards or maintenance needs, correct them, or report issues to the supervisor. Perform preventative maintenance on community equipment, prepare vacant apartments for move-in by handling repairs and replacements, and ensure upkeep through tasks like replacing lightbulbs, removing litter, and painting. Execute electrical and plumbing work, assist with groundskeeping and pool maintenance, and accurately complete records in Onesite. Requires dependable transportation, a valid driver's license, and ability to work a rotating on-call schedule including weekends and holidays.

Required Qualifications

  • Six months of maintenance experience
  • Dependable transportation to/from work
  • Ability to accommodate a rotating on-call schedule
  • Valid driver's license (for employees working at communities utilizing Low Speed Vehicles)
  • Normal range of hearing
  • Normal range of vision
  • Normal color discrimination
  • Normal depth perception
  • Ability to read and write in English at intermediate level
  • Ability to apply common sense understanding to carry out instructions and plans
  • Ability to perform intermittent standing
  • Ability to bend
  • Ability to crouch
  • Ability to push/pull
  • Ability to lift/move/carry light to heavy weight material/appliances/equipment up to 50 lbs.
  • Ability to climb ladders/stairs
  • Ability to walk on rooftops
  • Manual dexterity sufficient to operate small-motorized equipment
  • Ability to wear appropriate safety equipment
  • Ability to deal with standardized situations with occasional or no deviations from standard procedures
  • Ability to work in outdoor environment (heat, cold, damp, rain)
  • Ability to work with light to moderate exposure to injuries (chemicals, electrical, machinery, tools, lifting)
  • Ability to work with some low-level noise when using power tools
  • Attendance and punctuality

Desired Qualifications

  • High School Diploma
  • Certification from an accredited trade school
  • EPA Type I, Type II or Universal certification
  • Demonstrate knowledge of technical skills as it relates to apartment maintenance
  • Handle tile work
  • Carpentry repairs
  • All facets of the make ready process
