Job Summary
Install, troubleshoot, repair, and maintain facility equipment, structures, and grounds according to safety and predictive maintenance systems. Operate mechanized cleaning equipment, perform emergency and scheduled repairs, and handle electrical, HVAC, plumbing, and carpentry functions. Diagnose problems, replace parts, and manage work orders to ensure resident satisfaction while complying with OSHA, EPA, and state health regulations. Plan work schedules for major tasks and maintain clean, orderly work areas. Provide support for room turnover and building needs as defined by management.
Required Qualifications
- Must be 18 years of age
- Prior experience in related general maintenance positions required
- Moderate mathematical, reading and writing skills
- Proficient interpersonal relations and communicative skills
- Ability to stand, reach, lift, bend, kneel, stoop, climb, push and pull items weighing 100 pounds or less
- Manual dexterity
- Auditory and visual skills
- Ability to follow written and oral instructions and procedures
- Is knowledgeable of resident rights and ensures an atmosphere which allows for the privacy, dignity and well-being of all residents in a safe, secure environment
- Supports, cooperates with, and implements specific procedures and programs for: Safety, including universal precautions and safe work practices, established fire/safety/disaster plans, risk management, and security, report and/or correct unsafe working conditions, equipment repair and maintenance needs
- Confidentiality of all data, including resident, employee and operations data
- Quality Assurance and compliance with all regulatory requirements
- Compliance with current law and policy to provide a work environment free from sexual harassment and all illegal and discriminatory behavior
- Cooperates and works together with all co-workers; plan and complete job duties with minimal supervisory direction, including appropriate judgment
- Uses tactful, appropriate communications in sensitive and emotional situations
- Follows up as appropriate with supervisor, co-workers or residents regarding reported complaints, problems and concerns
- Promotes positive public relations with residents, family members and guests
- Completes requirements for in-service training, acceptable attendance, uniform and dress codes including personal hygiene, and other work duties as assigned
- Must handle various cleaning solvents, chemicals, etc. Must comply with all regulations such as OSHA, EPA, State Health Department, etc
- Mechanic skills including, but not limited to, mechanical, electrical, pneumatic, hydraulic, HVAC, troubleshooting and repair of building and equipment
- Ability to safely and efficiently operate saws, shop tools, drills, vacuum, floor cleaners, mops, brooms, cleaning equipment, etc
- Ability to safely and efficiently operate telephone, time clock, computer if necessary and/or assigned
Desired Qualifications
- A high school diploma or equivalent preferred
