Job Summary
Conduct general maintenance and upkeep including minor plumbing, electrical, HVAC, carpentry, painting, and landscaping. Respond to open work orders and resolve resident requests within 24 hours, while preparing and turning vacated units within 24 hours or five days if not immediate. Perform hands-on repairs, preventative maintenance, and facility inspections by walking property daily. Manage vendor contracts, bid on special projects, and maintain maintenance supply stock. Report lease violations, property conditions, and tenant complaints to management, and attend required meetings and training sessions. Work Monday through Friday from 8 AM to 5 PM with evening and weekend on-call rotations. Must live within 30 minutes of the property, possess a valid driver's license, and bring own hand tools.
Required Qualifications
- High school diploma/GED
- Completion of a craft apprenticeship
- Equivalent number of years of education and production maintenance experience
- 1-4 years of experience in maintenance or related carpentry/construction
- Ideally in residential or commercial real estate
- Special boilers license
- Willingness to obtain a special boilers license
- Certified Pool Operator (CPO)
- Willingness to obtain a Certified Pool Operator (CPO)
- Valid driver's license
- Safe driving record
- Pass Motor Vehicle Record check (MVR)
- Own hand tools
- Reliable vehicle with insurance
- Must live within 30 minutes of property
- Must pass criminal background screening requirements for position, including MN statute 299C.67 to 299C.71 (Kari Koskinen Background)
- Must be available for evening and weekend on-call rotations
- Must be available for Monday - Friday; 8 AM - 5 PM schedule
- Must be willing to work overtime
- Must be willing to work on the last day and first day of each month
- Must be willing to travel to corporate headquarters
- Must be able to lift and/or move items over 50 pounds

- Must be able to maintain customer service and excellent relations with residents, tenants, vendors and other external or internal organizations
- Must be able to keep management informed at all times in the areas of: property conditions, resident/tenant complaints, and suggestions for improvement of property performance
- Must be able to review turnover schedule regularly with management team
- Must be able to report resident/tenant lease and policy violations to management
- Must be able to respond to open work orders and resolve resident/tenant requests within 24 hours
- Must be able to prepare and turn vacated apartment units within a 24-hour period
- Must be able to paint vacated apartments
- Must be able to thoroughly clean vacated apartments
- Must be able to shampoo carpets in vacated apartments
- Must be able to do repairs in vacated apartments
- Must be able to assist in scheduling and completing preventive maintenance for buildings and building equipment
- Must be able to complete hands-on work of all building repairs, preventative maintenance, and general upkeep of the facility
- Must be able to complete minor plumbing
