Job Summary
Conduct daily inspections of apartment units, buildings, and common areas while performing repairs, janitorial assistance, and grounds maintenance per established procedures. Execute scheduled maintenance on equipment, troubleshoot HVAC systems including fan motors and thermostats, and perform light electrical, plumbing, carpentry, and redecoration tasks for vacant units. Complete hazard assessments, maintain accurate records for work orders and inventories, and participate in a standby emergency schedule for evening, weekend, and holiday coverage. Communicate twice daily with the supervisor and report unusual circumstances regarding property, co-workers, or residents. Safely lift up to 50 pounds, use various hand and power tools, and travel independently to conduct regular property business.
Required Qualifications
- High School Diploma or equivalent
- Previous experience
- Must have knowledge of property HVAC units
- Ability to troubleshoot units
- Proficiency in reading, writing and speaking English
- Must have a government issued state ID, or valid driver's license
- Must be able to safely lift and carry weights up to fifty (50) pounds
- Ability to safely use hand tools such as hammers, screwdrivers, saws, various power tools including hand held drills and circular saws
- Ability to safely ascend and descend various types of ladders unassisted
- Ability to safely access all areas of the property's grounds, regardless of grounds conditions and/or weather conditions, including multilevel structures, with or without the aid of an elevator
