Responsibilities include diagnosing the source of defects from resident service requests and performing repairs per policy and code requirements, completing the make-ready process for vacant units (pre-move-out inspection, punch list, scheduling vendors, obtaining supplies), tracking materials from the maintenance department, documenting work orders and keeping records, assisting with grounds and common-area upkeep (trash removal, pressure-washing, cleaning, painting curbs and signage), contributing to cost-control by fixing rather than replacing parts, and coordinating with management and vendors. The role may involve periodic inspections, safety training (OSHA-related), and occasional travel to assist other properties. Physical demands include standing, walking, bending, climbing ladders, and lifting up to 25 pounds regularly and 50 pounds with assistance; flexible schedule with on-call duties evenings, weekends, and holidays. Required licenses/certifications include EPA Type 1 and II or Universal for refrigerant recycling, plus any state/local certifications as required, and a valid driver’s license for property operations.
