Job Summary
Complete assigned work orders from resident requests within 24 to 48 hours by diagnosing defects and performing repairs on buildings, grounds, and amenities. Execute the make-ready process for vacant units by conducting pre-move-out inspections, creating punch lists, scheduling vendors, and inspecting completed work. Support cost-control initiatives by fixing parts rather than replacing them and manage maintenance shop inventory by tracking usage and notifying supervisors for re-orders. Document all service requests accurately and verify contractor work against quality standards. Comply with safety policies by attending routine meetings, completing OSHA training, and reporting incidents promptly. Treat residents with respect while addressing complaints and responding to maintenance needs efficiently.
Required Qualifications
- High School Diploma or GED Equivalent
- Current Valid Driver's License
- EPA certifications Type I and II or Universal for refrigerant recycling
- All certifications required by State and Local jurisdictions
- Must be available to work on weekends
- Must be able to perform the essential job functions unaccompanied
- Must be able to push, pull, lift, carry, or maneuver weights up to 50 pounds independently
- Must be able to push, pull, lift, carry, or maneuver weights up to 150 pounds with assistance
- Must be able to stand, walk, reach with hands and arms, climb, stoop, and squat
- Must be able to sit and perform keyboard work
- Must be able to work a flexible work schedule which includes taking calls evenings, weekends, and holidays
- Must be able to work in frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous
- Must be able to treat residents and others with respect
- Must be able to interface face-to-face with residents and service team
- Must be able to answer resident questions
- Must be able to respond sensitively to complaints about maintenance services
- Must be able to complete assigned work orders with efficiency and urgency
- Must be able to work in a stressful environment
- Must be able to work peacefully with co-workers and residents
- Must be able to identify safety and risk management concerns
- Must be able to communicate concerns about the physical needs of the property to management
- Must be able to attend and participate in the property's routine safety meetings
- Must be able to complete required training on OSHA and other safety related laws and requirements
- Must be able to report accidents and incidents promptly and accurately
- Must be able to diagnose the source or cause of the defect or problem
- Must be able to make repairs in accordance with established policies, procedures, safety standards, and code requirements
- Must be able to complete the pre-move-out inspection
- Must be able to create a punch list of maintenance work needed
- Must be able to schedule vendors and contractors as needed
- Must be able to obtain needed supplies and materials
- Must be able to complete all maintenance tasks
- Must be able to inspect completed work
- Must be able to track inventory used
- Must be able to return unused items to the established location
- Must be able to notify the maintenance supervisor about re-ordering needs
- Must be able to complete documentation and other paperwork in a timely, accurate, and complete fashion
- Must be able to verify the work, materials and services meet quality standards, scope and specifications
- Must be able to fix rather than replace parts, when possible
- Must be able to practice the correct use for tools and equipment
Desired Qualifications
- 1-3 years of apartment maintenance experience or equivalent
