Maintenance Technician at Park at Oak Ridge Apartments

Job Summary
Complete service requests in occupied and vacant apartment homes, including plumbing, electrical, HVAC, appliance, and carpentry repairs. Diagnose and troubleshoot maintenance issues, perform preventative maintenance on building systems, and assist with make-ready processes. Maintain the overall cleanliness of the property, walk the community regularly, and support pool and spa maintenance. Document all completed tasks in property management systems and communicate work progress with the Service Manager. Follow all company safety policies, including OSHA and ADA standards, and work standard community hours including evenings and weekends. Participate in an on-call rotation for after-hours emergency services.
Required Qualifications
- High school diploma or equivalent
- Valid driver's license and reliable transportation
- 2+ years of experience in multifamily property maintenance
- EPA Certification (Type II or Universal)
- Strong working knowledge of HVAC systems, plumbing, electrical, pool/spa maintenance, and appliance repair
- Ability to diagnose and resolve maintenance issues independently
- Experience with preventative maintenance programs and property upkeep
- Strong problem-solving skills and attention to detail
- Professional attitude with a strong customer service mindset
- Ability to read, write, speak English to communicate with residents and vendors, to process Company paperwork, and to interpret safety and operating manuals and procedures
- Ability to communicate effectively with residents, vendors, and team members
- Ability to provide basic tools needed for maintenance work, including HVAC gauges if certified
- Availability to work standard community hours, including evenings and weekends
- Availability to participate in an on-call rotation and provide after-hours emergency services with the support of the Service Manager
- Regularly required to stand
- Ability to climb stairs, walk, and balance is frequently needed
- Sit, stoop, kneel, crouch, or crawl is frequently needed
- Push or pull to move equipment, appliances, open and close doors, etc.
- Climb ladders to perform routine maintenance/repairs
- Grasping/gripping/turning to operate tools, equipment, and/or the phone frequently needed
- Ability to taste or smell is frequently needed
- Reaching above the shoulders frequently needed
- Finger dexterity to operate tools frequently needed
- Lifting and/or moving up to 75 lbs. regularly needed. Occasionally, over 75 lbs. is needed. Rarely will over 150 lbs. be needed. Weights over 50 lbs. should be accomplished with assistance from one or more persons
- Constant need for vision in small detail, beyond arm's reach, peripheral, depth perception, and the ability to adjust focus
- Constant need for talking and hearing to communicate with residents and associates
