Job Summary
Respond to resident and management requests for corrective, preventative, and emergency maintenance across community common areas, buildings, and units. Perform daily inspections of grounds, buildings, and features to identify hazardous conditions, while executing pool maintenance, chemical logging, and exterior clean-up. Assist with the make-ready process, unit inspections, and scheduling of repair turn events. Maintain accurate records for service requests, EPA/OSHA standards, and preventative maintenance programs, ensuring the maintenance shop remains stocked and safe. Participate in on-call emergency rotations and enforce community policies. Requires daily onsite attendance, basic computer skills, and knowledge of Fair Housing Laws and OSHA requirements.
Required Qualifications
- High School Diploma or Equivalent
- Ability to understand and perform all on-site software functions; basic computer skills required
- Must have basic knowledge of Fair Housing Laws and OSHA requirements
- Must be able to move about to accomplish tasks or move from one worksite to another
- Must be able to ascend and descend ladders, stairs, ramps, step stools, etc.
- Must be able to move self in different positions to accomplish tasks in various environments, including tight and confined spaces
- Must be able to traverse flat and uneven terrain
- Must be able to work in an overhead position and/or reaching
- Must be able to adjust or move objects of 100+ lbs. in all directions
- Must be able to lift and place objects of 100+ lbs.
- Must be able to communicate with others to exchange information
- Must be able to repeat motions that may include wrists, hands and/or fingers
- Must be able to operate machinery and power tools
- Must be able to operate motor vehicles and/or golf carts
- Must be able to assess the accuracy, neatness, and thoroughness of the work assigned
- Must be able to identify and inspect objects and areas
- Must be able to work in outdoor weather elements (wind, precipitation) including low and high temperatures
- Must be able to work with hazardous chemicals
- Must be able to work overtime, weekends, night hours (on-call property emergencies)
- Must be able to remain in a stationary position, often standing or sitting for prolonged periods
- Must have reliable transportation due to the emergency on-call requirement
