Job Summary
Respond to resident and management requests for community common areas, buildings, and units in a timely manner. Ensure all repairs and replacements for community features and units, while maintaining accurate records of service requests, preventative maintenance, and work-in-progress status. Perform swimming pool maintenance with accurate chemical logging and assist with daily exterior cleanup of grounds and common areas. Inspect properties daily to identify and correct hazardous conditions, enforce community rules, and participate in on-call emergency rotations. Manage the maintenance shop inventory, adhere to safety standards, and assist the supervisor with unit inspections and make-ready processes.
Required Qualifications
- High School Diploma or Equivalent
- Ability to understand and perform all on-site software functions; basic computer skills
- Basic knowledge of Fair Housing Laws
- Basic knowledge of OSHA requirements
- Reliable transportation
- Ability to move about to accomplish tasks or move from one worksite to another
- Ability to ascend and descend ladders, stairs, ramps, step stools, etc.
- Ability to move self in different positions to accomplish tasks in various environments, including tight and confined spaces
- Ability to traverse flat and uneven terrain
- Ability to work in an overhead position and/or reaching
- Ability to adjust or move objects of 100+ lbs. in all directions
- Ability to lift and place objects of 100+ lbs.
- Ability to communicate with others to exchange information
- Ability to repeat motions that may include wrists, hands and/or fingers
- Ability to operate machinery and power tools
- Ability to operate motor vehicles and/or golf carts
- Ability to assess the accuracy, neatness, and thoroughness of the work assigned
- Ability to identify and inspect objects and areas
- Ability to work in outdoor weather elements (wind, precipitation) including low and high temperatures
- Ability to work with hazardous chemicals
- Ability to work overtime
- Ability to work weekends
- Ability to work night hours
- Ability to participate in on-call emergency at community
- Ability to remain in a stationary position, often standing or sitting for prolonged periods
