Job Summary
Complete assigned work orders for resident service requests within 24 to 48 hours, diagnosing defects and performing repairs on buildings, grounds, and amenities. Execute the "make-ready" process for vacant units by conducting pre-move-out inspections, creating punch lists, scheduling vendors, and inspecting completed work. Support cost-control initiatives by repairing parts rather than replacing them and manage inventory by tracking supplies and notifying supervisors of re-order needs. Document all service requests accurately, inspect contractor work for quality compliance, and participate in safety meetings and OSHA training. Treat residents with respect while responding to complaints and conducting periodic property inspections to identify safety concerns.
Required Qualifications
- High School Diploma or GED Equivalent
- Current Valid Driver's License
- EPA certifications Type I and II or Universal for refrigerant recycling
- all certifications required by State and Local jurisdictions
- Must be available to work on weekends when scheduled
- Must be able to perform the essential job functions unaccompanied
- Must be able to work a flexible work schedule which includes taking calls evenings, weekends, and holidays
- Must be able to push, pull, lift, carry, or maneuver weights up to 50 pounds independently
- Must be able to push, pull, lift, carry, or maneuver weights up to 150 pounds with assistance
- Must be able to stand
- Must be able to walk
- Must be able to reach with hands and arms
- Must be able to climb
- Must be able to stoop
- Must be able to squat
- Must be able to sit and perform keyboard work
Desired Qualifications
- 1-3 years of apartment maintenance experience or equivalent
