Job Summary
Perform routine and emergency maintenance on apartment units, including plumbing, electrical, HVAC, and appliance repairs. Complete work orders in a timely manner while diagnosing and troubleshooting system issues. Prepare vacant units for new residents through painting, drywall repair, and cleaning, maintaining accurate records of all services and materials used. Ensure compliance with safety procedures and building codes while keeping maintenance shops organized. Collaborate with property management, leasing agents, and vendors to address resident concerns and shift priorities quickly for unexpected situations. Requires a high school diploma, two years of residential maintenance experience, and a valid driver's license.
Required Qualifications
- High school diploma or GED
- 2+ years of maintenance experience, preferably in residential or multifamily housing
- Working knowledge of HVAC, plumbing, electrical, and general maintenance repairs
- Ability to read and write in English to interpret technical manuals, schematics, and blueprints as well as document maintenance issues to resident files
- Basic computer skills for work order management and communication
- Valid driver's license and reliable transportation

- Manual dexterity for operating tools and equipment
- Must be able to respond quickly to emergency situations, which may require running, climbing, or crawling
- Ability to use personal protective equipment (PPE) as needed
