Maintenance Technician

Job Summary
Conduct daily minor routine maintenance and repair on electrical, plumbing, HVAC, and building systems including doors, windows, and appliances. Diagnose issues, complete work orders within 24 hours, and perform preventative maintenance on all equipment while ensuring compliance with OSHA, EPA, and Fair Housing regulations. Inspect property conditions to correct unsafe hazards immediately, manage inventory levels, and coordinate make-ready services. Report major repairs and shortages to the Service Manager, assist with moving heavy appliances and furniture, and maintain clean work areas. Requires valid driver's license, ability to operate a golf cart, and willingness to work weekends, holidays, and on-call rotations.
Required Qualifications
- at least 2 years' experience in property management or equivalent field
- HVAC certification
- Must be knowledgeable of pertinent laws, EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants
- Must be able to properly operate a golf cart
- Must have valid driver's license and automobile insurance
- Must be able to lift 50 lbs
- Must be able to lift 75lbs-150lbs
- Must be able to lift 25lbs- 75lbs
- Must be able to lift 1lbs-25lbs
- Must be able to bend/stoop/squat
- Must be able to climb stairs
- Must be able to push and pull
- Must be able to reach above shoulders
- Must be able to climb ladders
- Must be able to write/typ
- Must be able to grasp/turn
- Must have finger dexterity
- Must have vision to see small details
- Must have vision to see things clearly beyond arm's reach
