Job Summary
Conduct daily minor routine maintenance and repairs on electrical, plumbing, HVAC, and building systems while inspecting physical property for unsafe conditions like broken gates or exterior lights. Diagnose and fix issues involving appliances, irrigation, roofing, and flooring, completing work orders within 24 hours when possible. Coordinate make-ready repairs, manage inventory of spare parts, and report major repairs to the Service Manager. Perform physical tasks including moving heavy appliances, cleaning work areas, and maintaining grounds. Operate tools and equipment while adhering to OSHA, EPA, and Fair Housing regulations. Work 40 hours per week with rotating on-call availability for emergencies.
Required Qualifications
- at least 2 years' experience in property management or equivalent field
- HVAC certification
- Must be knowledgeable of pertinent laws, EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants
- Must be able to properly operate a golf cart
- Must have valid driver's license and automobile insurance
- Must be able to lift 50 lbs
- Must be able to lift 75-150 lbs
- Must be able to lift 25-75 lbs
- Must be able to lift 1-25 lbs
- Must be able to bend/stoop/squat
- Must be able to climb stairs
- Must be able to push and pull
- Must be able to reach above shoulders
- Must be able to climb ladders
- Must be able to write/typ
- Must be able to grasp/turn
- Must have finger dexterity
- Must have vision to see small details
- Must have vision to see things clearly beyond arm's reach
- Must have hearing to communicate with staff, vendors and residents

- Must be able to work in awkward and confining positions
- Must be able to handle exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc.
