Job Summary
Maintain vacant apartments for occupancy within five days while managing on-call status for 24-hour emergency coverage. Complete service requests, walk properties daily for safety hazards, and ensure common areas meet cleanliness and curb appeal standards. Perform preventive maintenance, change air conditioning filters quarterly, and coordinate contractor bids for work exceeding $1,000. Assist with eviction proceedings, maintain inventory control, and ensure compliance with company policies and safety protocols. This split site position covers two separate Winston Salem properties.
Required Qualifications
- Completed high school or trade school equivalent
- 2-3 years maintenance experience
- General knowledge of HVAC, carpentry, plumbing, and electrical work
- Must know to use and how to use safety devices, including safety belts and glasses and lock-out systems
- Must attend required training
- Ability to read and comprehend simple instructions, short correspondence, and memos
- Ability to write simple correspondence
- Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization
- Must be able to regularly stand
- Must be able to regularly walk
- Must be able to use hands to finger, handle, or feel objects, tools, or controls
- Must be able to frequently reach with hands and arms
- Must be able to climb or balance
- Must be able to stoop, kneel, crouch, or crawl
- Must be able to regularly lift and/or move up to 50 pounds
- Must be able to frequently lift and/or move up to 100 pounds
