Job Summary
Conduct all maintenance requests, preventative maintenance, and amenity area upkeep including service appliances, plumbing, HVAC systems, and pool operations. Respond to emergency maintenance calls for weeknights, weekends, and holidays, and prepare vacant apartments for rent. Maintain the maintenance shop inventory, log service requests in databases, and monitor contractor performance. Perform light cleaning duties such as emptying trash, cleaning grounds, and managing club houses if no housekeeper is present. Coordinate resident functions, deliver correspondence, and resolve complaints within 24 hours while adhering to company policies. Requires 1-3 years of apartment maintenance experience, a valid driver's license, and refrigeration certification.
Required Qualifications
- 1-3 years maintenance experience
- Troubleshooting and problem-solving skills
- Budget or basic business finance helpful
- Refrigeration certification (type 2 or universal) or obtain in the first 90 days of employment
- Valid driver's license (free from major moving violations) and dependable transportation
- Must be able to use various hand tools and test equipment
- Must be able to bend, stoop, and kneel for extended periods of time
- Must be able to push and pull up to 300 pounds on wheels
- Must be able to lift up to 50 pounds
- Must be able to climb ladders of up to 40 feet in height
- Must be able to use a hand-truck
