Job Summary
Conduct all business in accordance with company policies, state and federal laws, and OSHA regulations. Greet every resident daily in a positive manner while performing maintenance tasks personally or delegating to assistants. Schedule maintenance personnel for 24/7 emergency availability and institute systems for handling resident service requests within 24 hours. Perform minor and routine maintenance on electrical, plumbing, HVAC, appliances, roofing, and pool areas. Diagnose problems, maintain accurate records of expenditures and work-in-progress, and report major repairs to the Manager before expenditure. Change locks, manage spare parts inventory, and ensure work areas remain clean and safe. Work 40 hours per week with weekend availability and rotating on-call duties.
Required Qualifications
- at least 5 years of experience in property maintenance or equivalent field
- EPA Universal Certification
- HVAC Certification
- wear employer-supplied back support belt
- wear goggles when working with specific equipment
- wear masks and gloves and other safety equipment as tasks dictate
- Comply with all MSDS Warnings and Precautions
- Adhere to all OSHA Regulations
- Ownership of personal tools
- Strong leadership and communication skills
- knowledgeable and skilled in the safe use and maintenance of Hand Tools
- knowledgeable and skilled in the safe use and maintenance of Power Tools
- knowledgeable and skilled in the safe use and maintenance of User-Moved Aids
- knowledgeable and skilled in the safe use and maintenance of Mech. Equip.
- knowledgeable and skilled in the safe use and maintenance of Measuring Devices
- HIGH reasoning development
- Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate an appropriate course of action
- Must effectively convey ideas, images, and goals to a diverse group of personalities
