Job Summary
Maintenance Technician II responsible for preparing vacant apartments for move-in (including repairs, painting, and cleaning), performing plumbing, painting, drywall repairs, and general maintenance, cleaning debris during make-ready, responding to resident maintenance requests, identifying hazards, performing preventive maintenance, coordinating with on-site staff, and assisting with groundskeeping, pool maintenance, and housekeeping. On-call for after-hours and weekend emergencies; may work at multiple Woodruff properties. Requires 1-3 years of maintenance experience in an apartment community (HVAC certification preferred); strong mechanical aptitude; knowledge of plumbing, heating, air conditioning, construction, and electrical systems; proficient with hand and power tools, Freon recovery machinery, air conditioning gauges, and vacuum pumps; ability to lift up to 50 lbs; valid driver’s license and background/drug screening; dependable and able to work independently or in a team.
Required Qualifications
- 1-3 years of maintenance experience in an apartment community or related field
- HVAC certification preferred
- Strong mechanical aptitude and problem-solving skills
- Knowledge of plumbing, heating, air conditioning, construction, and electrical systems
- Ability to operate hand and power tools, Freon recovery machinery, air conditioning gauges, and vacuum pumps
- Strong organizational skills and attention to detail
- Ability to work independently and in a team environment
- Flexible schedule, including availability for weekends, holidays, and emergency after-hours calls
- Dependability and strong work ethic
- Reliable transportation
- Must pass a criminal background check and drug screening
- Valid driver’s license with a clear Motor Vehicle Record
- Physical ability to lift up to 50 lbs
- Frequent bending, kneeling, stooping, and climbing ladders
- Ability to work outdoors in all weather conditions
- Use of hand and power tools for extended periods
