Job Summary
Maintenance Technician I responsibilities include diagnosing and repairing electrical, plumbing, HVAC, appliances, and interiors; performing unit turnovers with repairs, painting, and cleaning; responding to resident maintenance and service requests; conducting preventive maintenance; identifying safety hazards and liaising with onsite, property, and regional management; participating in on-call rotations for after-hours and weekend emergencies; may assist with groundskeeping, pool maintenance, housekeeping, or office support; using hand and power tools, Freon recovery machinery, air conditioning gauges, and vacuum pumps; ensuring safety and policy compliance; may work at multiple properties; requires EPA/HVAC certification and 3+ years of property-maintenance experience; strong mechanical aptitude, teamwork, and reliability.
Required Qualifications
- HVAC certification required
- 3+ years of maintenance experience in a large property or multi-site apartment community
- Strong mechanical aptitude and problem-solving skills
- Knowledge of plumbing, heating, air conditioning, construction, and electrical systems
- Ability to work independently and as part of a team
- Flexibility to work weekends, holidays, and emergency after-hours calls
- Dependability and strong attention to detail
- Reliable transportation to support property needs
- Must pass a criminal background check and drug screening
- Valid driver’s license with a clear Motor Vehicle Record
- Physical ability to lift and carry up to 50 lbs
- Frequent bending, kneeling, stooping, and climbing ladders
- Use of hand and power tools for extended periods
