Job Summary
Diagnose and repair defects in resident requests, manage make-ready processes for vacant units, and oversee contractor work to ensure quality standards. Develop cleanliness standards for grounds, amenities, and interiors while maintaining an inventory of spare parts and tools. Complete monthly preventative maintenance, conduct safety meetings, and enforce OSHA compliance. Support cost-control programs by fixing rather than replacing parts and minimize callbacks through proactive inspections. Treat residents with respect, respond to complaints with urgency, and troubleshoot remotely to support the team. Available for on-call rotation to respond within one hour.
Required Qualifications
- At least 3 years' experience in property maintenance or equivalent field
- 40 hours per week
- Weekends as circumstances warrant
- On-call on a rotating basis and for emergencies
- Required to wear back support belt
- Wear goggles when working with specific equipment
- Wear masks and gloves and other safety equipment as tasks dictate
- Knowledgeable and skilled in the safe use and maintenance of hand tools (various wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers)
- Knowledgeable and skilled in the safe use and maintenance of power tools (wrenches, grinders, sanders, drills, saws)
- Knowledgeable and skilled in the safe use and maintenance of user-moved aids (wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders)
- Knowledgeable and skilled in the safe use and maintenance of mechanical equipment (motors, pumps, compressors, blowers, electric and hand power augers)
- Knowledgeable and skilled in the safe use and maintenance of measuring devices (calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges)

- Sheetrock/paint experience
- Appliances repair experience
- Basic knowledge in general repairs
- Being able to perform the work without relying on maintenance techs if needed
- Training skills for maintenance technician positions and porters
- Understanding of Liability and Risk Mitigator
- Proactive approach in inspection to oversee an arising issue
- Ability to escalate issues for timely and effective problem resolution
- Available for On Call
- Must respond in 1 Hour
- Able to troubleshoot remotely to support team members
