Maintenance Supervisor - Tradition at Palm Aire

Job Summary
Oversee and perform technical and mechanical work ensuring buildings, grounds, amenities, and common areas meet standards for cleanliness, safety, and functionality. Manage the maintenance team, conduct interviews, hire, orient, and train new hires while supervising contractors and vendors to verify work quality. Diagnose defects, complete work orders from resident requests, and execute routine upkeep in accordance with safety standards and code requirements. Perform monthly preventative maintenance procedures, maintain spare parts inventory, and assist in developing budgets for maintenance and capital expenses. Resolve customer complaints and ensure full compliance with company policies and local safety regulations.
Required Qualifications
- High School Diploma or GED Equivalent
- Working knowledge of OSHA standards and MSDS regulations
- Current Valid Driver's License
- EPA certifications Type I and II or Universal for refrigerant recycling
- A valid Certified Pool Operator or a Certified Spa and Pool Operator certificate
- All certifications required by State and Local jurisdictions
- Must be available to work on weekends when scheduled
- Must be able to perform the essential job functions unaccompanied
- Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance
- 1 - 3 Years Supervisor Experience
- Proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members
- 1 - 3 Years Management Experience
- Must be able to work a flexible work schedule, which includes taking 'call' during evenings, weekends, and holidays

- 2-3 years of apartment maintenance experience or equivalent
