Job Summary
The Maintenance Supervisor is responsible for hands-on supervision of daily maintenance requirements and requests, preventive maintenance and capital improvements within a residential property management setting. Oversees staff performance, planning, and discipline with approval from the General Manager; provides orientation and training for staff; ensures safety and building maintenance through oversight of work orders, capital projects, unit turnovers, plumbing, electrical, carpentry, and fire/life safety systems; conducts annual unit inspections, coordinates pest control, maintains records, and supports safety trainings. Requires strong communication, problem-solving, and ability to work with a culturally diverse, low-income population; must read blueprints and electrical schematics, supervise maintenance crews and contract vendors, and respond to after-hours emergencies as part of on-call duties.
Required Qualifications
- Two consecutive years of experience in residential housing maintenance/property management
- Two years of hands-on experience in the building trades: plumbing, electrical, carpentry and/or painting
- Two years of experience supervising maintenance crews and contract vendors
- Certification in high rise fire safety training
