Job Summary
Set scope, technical specifications, and budgets for facility and maintenance projects while managing subcontractor bidding and vendor relationships. Anticipate problems and oversee preventative actions for building systems including mechanical, electrical, plumbing, fire/life safety, and elevators. Direct and oversee all maintenance work orders and unit turns, pre-diagnose issues, and perform repairs for HVAC, electrical, plumbing, and carpentry. Provide leadership and development to the maintenance team regarding scheduling, duties, and performance. Maintain inventory of tools and supplies, complete unit inspections, and respond to on-call service requests and emergency calls.
Required Qualifications
- Minimum 8 years of experience in Facilities Maintenance in Multifamily or Hospitality
- Advanced experience in two or more trades: electrical, carpentry, plumbing, HVAC, painting, etc.
- Working knowledge of appliances
- EPA Universal Certification
- Ability to lift up to 50 pounds
- Ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus
- Ability to detect auditory and/or visual alarms
- Availability to work extended/flexible hours and weekends as needed
- Ability to accurately perform basic mathematical functions
Desired Qualifications
- High school education or equivalent
- Certified Pool Operator (CPO) Certification
- Intermediate computer and Internet knowledge
- Ability to use on-site resident management software
- Commitment to ongoing professional development and career growth through company's continuing education programs
- Regular attendance and active participation/planning at company functions and events
