Job Summary
Respond promptly to emergency and service order calls while performing preventive maintenance on plumbing, electrical, HVAC, and refrigeration systems. Supervise maintenance and cleaning personnel, manage supply inventory, and ensure timely completion of all service requests. Communicate hazards to residents and supervisors, complete inspection forms for boiler and water heater readings, and accompany property managers on turnover and safety inspections. Participate in 24-hour emergency rotations and assist during community disasters like snow removal or floods. Requires 3-5 years of HVAC and maintenance experience, supervisory skills for 3+ staff, and CFC certification. Valid driver's license and motor vehicle insurance are mandatory.
Required Qualifications
- 3-5 years maintenance experience in individual HVAC repair and preventative maintenance of individual or central plant equipment, appliance, plumbing and electrical systems and repairs, fire safety equipment and repairs, supervision and preparation of turnover apartments and flooring installations
- Ability to oversee and perform all maintenance repairs and duties independently, professionally and in a timely responsible manner
- Previous supervisory experience with demonstrated ability to supervise 3+ maintenance personnel
- Must have a valid driver's license
- Must have transportation to respond to emergency calls
- Must have proof of motor vehicle insurance
- CFC Certification
- Maryland 3rd Class, D.C. 3rd Class, preferred; however, experience in lieu of license will be considered
- Lifting, standing, walking, twisting, crawling, stooping, climbing, pushing and pulling, steering and bending, with dead weight in excess of 40 pounds
- Operating powered and non – powered equipment and tools where manual pushing, pulling or steering of equipment is required
