Job Summary
Oversee daily maintenance operations, work orders, and apartment turns while leading, scheduling, and developing the service team. Coordinate preventive maintenance programs, manage vendor relationships, and control expenses through inventory management and supply ordering. Ensure service requests are completed accurately with exceptional customer service while maintaining compliance with OSHA regulations and safety documentation. Participate in the rotating on-call emergency maintenance schedule for lockouts, evictions, snow removal, and other urgent property needs. Requires 3-5 years of apartment maintenance and supervisory experience with strong knowledge of HVAC, plumbing, and electrical systems. Required Qualifications
- High school diploma or GED
- 3-5 years previous apartment maintenance experience
- 3-5 years previous supervisory or leadership experience
- Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, and general building maintenance
- Excellent communication, leadership, and organizational skills
- Ability to prioritize multiple tasks in a fast-paced environment
- Valid driver's license and reliable transportation
- Ability to participate in an on-call rotation
- Ability to perform snow removal and emergency maintenance as required
Desired Qualifications
- EPA Universal Certification or equivalent HVAC certification
- Certified Apartment Maintenance Technician (CAMT) designation
- Experience using property management software such as Entrata
