Job Summary
Coordinate daily maintenance operations, supervise in-house and vendor staff, and manage inventory for all service, custodial, and grounds departments. Direct scheduling of work, oversee preventative maintenance, and handle lockouts related to evictions while ensuring OSHA compliance and safety policy enforcement. Assist with hiring, training, and performance reviews for personnel, research products, and maintain logs for replacements and machinery. Provide a 24-hour response to service requests and work an on-call rotation for emergency maintenance and snow removal during unfavorable weather.
Required Qualifications
- 5+ years apartment maintenance required
- 5+ years of multifamily property management experience, including regional or multi-site oversight
- On-call is required for Emergency Maintenance and Snow Removal
- Must perform snow removal during various hours/days during unfavorable weather conditions
Desired Qualifications
- Experience overseeing large portfolios (1,000+ units preferred)
- Demonstrated success in improving property performance and team leadership
- Strong financial experience with managing budgets and KPIs
- Highly proficient computer skill including MS Word, Excel, Outlook and PowerPoint
- Proficiency with Entrata and EliseAI preferred
- Professional certifications (CAM, CAPS, CPM) preferred
- Comprehensive knowledge of Ohio landlord-tenant laws and eviction regulations
- Heating, ventilation and air conditioning (HVAC) certification is strongly suggested for this position
- Certified Apartment Maintenance Technician (CAMT) is recommended as well
