Job Summary
Oversee maintenance operations by supervising at least one technician, delegating tasks, and providing training. Complete and oversee service requests while ensuring safety standards are met, and respond promptly to resident inquiries. Manage the "make-ready" process for vacant units, including inspections and vendor coordination, and conduct routine property inspections and preventative maintenance. Maintain cleanliness of grounds, amenities, and common areas, and inspect contractor work to ensure quality. Order supplies, create purchase orders, and track inventory within budget. Perform on-call rotation as scheduled, assist with snow removal, and support cost-saving initiatives by repairing rather than replacing items. Ensure compliance with safety protocols and provide updates on activities and budget adherence.
Required Qualifications
- 3+ years of residential maintenance experience
- Proven experience in supervising maintenance teams and managing industrial maintenance operations
- Strong mechanical and electrical knowledge, including familiarity with high and low voltage systems
- Proficient in using CMMS for maintenance management and scheduling
- Experience with HVAC systems and programmable logic controllers
- Excellent leadership and project management skills, with the ability to read and interpret schematics
Desired Qualifications
- HVAC or EPA Universal certificate preferred
