Job Summary
Lead maintenance team to handle service requests, apartment turns, preventive maintenance, and vendor coordination while ensuring safety standards. Manage daily operations with profit/loss responsibility, requiring high energy and human relations skills for personal contact with residents and vendors. Handle on-call emergencies, overtime, and weekend work while maintaining a valid Virginia Driver's License and proof of insurance. Supervise staff in inclement weather and on roofs, utilizing technical trade training or 2–3 years of maintenance experience. Communicate effectively with employees, residents, and vendors to drive efficiency and accountability within the community.
Required Qualifications
- High school diploma or general education degree (GED)
- One to three months related experience and/or training
- Equivalent combination of education and experience
- Valid Virginia Driver's License
- Proof of insurance
- Microsoft Office Suite
- Payroll Systems
- Project Management Software
- Technical training in one or more trades
- Minimum of 2 to 3 years of maintenance experience
- Basic knowledge of, and the ability to supervise others and have an understanding of the principles and procedures of building maintenance
- Ability to work well with others (other employees, residents, and vendors)
- General knowledge of maintenance
- Familiarity with the interrelationship of maintenance, marketing, and management
- High degree of energy and human relations skills
- Excellent communicator and motivator
- Personal contact, proper conduct, and a high level of competence and efficiency
- Overtime, holiday and weekend work
- Ownership of hand tools
