Job Summary
Maintenance Supervisor responsible for on-site residential property maintenance, including managing repairs, make-ready process for move-ins, overseeing projects to improve curb appeal and building systems, and supervising maintenance staff. Develop scopes of work, bid with qualified contractors, manage expenses and budgeting, negotiate pricing with vendors, and maintain vendor relationships. Oversee the Preventative Maintenance program, ensure timely completion and thorough documentation, and ensure compliance with local, state, and federal housing rules. Foster a team focused on customer service and quality, with on-call availability and occasional overtime.
Required Qualifications
- HVAC and/or CFC certifications REQUIRED
- Must have working knowledge of NSPIRE inspection
- Must have excellent plumbing, electrical, HVAC and carpentry knowledge
- Experience with supervising others
- Extensive knowledge of residential building systems including boilers, chillers, cooling towers, air handlers, condensing units
- Professional building system licenses are preferred and may be required based on building type
- Proficient using maintenance related programs (MS Word, Excel, Outlook, OneSite, email) and web searches
- Excellent communication skills (writing, proofreading, speaking)
- Ability to manage multiple projects and assignments from staff and volunteers
- Excellent interpersonal skills in person, by phone and email
- Ability to work flexible schedule, including evenings, weekends and on-call
- Education: ability to read/write English fluently; basic math; resident management software functions
- Minimum 3 years' experience in residential property management or related field
