Job Summary
Oversee all aspects of service operations, including repairing appliances, plumbing, HVAC, and electrical systems while managing work orders and response times. Supervise in-house and vendor teams, train teammates, and conduct performance reviews. Manage shop organization, inventory, and product research to ensure a safe, OSHA-compliant environment. Schedule and execute unit turns and renovations within set timelines, walking apartments upon move-out to assess damage for leasing readiness. Assist in recruiting and interviewing maintenance candidates. Requires 8+ years of general maintenance experience, 3 years in apartments, EPA Universal certification, and ability to work a rotating on-call schedule with physical demands up to 50 pounds.
Required Qualifications
- At least 8 years of general maintenance/general repair experience
- 3 years of apartment industry experience
- Management experience
- EPA Universal certification
- Trade skills including but not limited to plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc.
- Tech savvy; efficiently use computers and basic software programs
- Must have own tool kit
- Must live within 30 minutes of property
- Must have dependable transportation and be able to accommodate a rotating on-call schedule
- Must be able to perform physical requirements of the job such as lifting, carrying, pushing or pulling objects up to 50 pounds
- Requires ability to walk, stand, sit and climb stairs alternatively for the purposes of completing office work, inspection of apartments, and to conduct sales tours
- Approximately 60% of time spent walking and climbing and 30% sitting
- Requires the ability to lift or carry for the purposes of document dissemination, preparation of apartments for customers, and moving furniture/appliances within the office and apartment environment
- over 150 pounds - Rare need (less than 5% of time)
- between 75 - 150 pounds - Occasional need (1% to 33% of time)
- between 25 - 75 pounds - Frequent need (33% to 66% of time)
- Less than 25 pounds - Constant need (66% to 100% of time)
- Applicants will be required to pass a background check, and reference check prior to their first day to verify their employment eligibility
Desired Qualifications
- CPO certification highly preferred
- Trade Licensing preferred but not required
