Job Summary
Execute repairs and routine maintenance in resident units and common areas, including HVAC, plumbing, electrical, carpentry, painting, and grounds work. Perform make-readies for new tenants, conduct periodic inspections, and assist with move-in and move-out inspections. Supervise sub-contractors and subordinate maintenance personnel, schedule work orders, and train staff. Manage inventory, order supplies, and maintain accurate records of preventive maintenance and work orders. Handle on-call duties for evening, weekend, and holiday coverage, and immediately report dangerous conditions to the manager.
Required Qualifications
- Minimum 2 years of full-time experience in apartment maintenance or a trade that requires basic knowledge of electricity, plumbing, carpentry, painting and HVAC
- EPA (refrigerant transition and recovery certification)
- Own basic set of hand tools
- Valid driver's license with good driving record and reliable transportation
- Ability to perform work responsibilities at other locations and ability to travel, as needed
- Ability to work some weekends, as needed
- High School diploma or GED
