Job Summary
Conduct morning administrative tasks including online training, vendor scheduling, and parts ordering while communicating with Property Managers and Support Centers. Lead maintenance staff in diagnosing and repairing HVAC, electrical, plumbing, and carpentry issues using the company mobile app. Oversee the make-ready process for vacant units, managing pre-move-out inspections, punch lists, and vendor coordination to ensure turnover within five business days. Complete monthly preventative maintenance, prepare for regulatory inspections, and manage snow removal with proper documentation. Assist in developing repair and capital expense budgets while maintaining a safe work environment compliant with OSHA standards. Requires a valid driver's license, ability to travel, and on-call availability for after-hour emergencies.
Required Qualifications
- High School Diploma / GED
- Three years of oversight of Maintenance Buildings and team members
- Valid driver's license
- Insured vehicle
- Ability to travel (between properties)
- A company-provided EPA certification
- Ability to work periodic flexible hours
- Ability to travel by plane and automobile
- Ability to work at property locations within or near transitional neighborhoods
- Ability to climb stairs
- Ability to take elevators
- Ability to bend
- Ability to squat
- Ability to reach overhead
- Ability to meet standard mobility and lifting for tasks typically associated with property maintenance
- On-call, after-hour emergency service
- On-call staff required to live within a minimum distance of the community for efficient response time
- Hands-on repair and maintenance work
