Job Summary
Prioritize and assign service requests, monitor daily completion, and assist in repairs while performing 60–70% hands-on maintenance work. Supervise the team and outside contractors on turn events, unit restoration, and scheduled equipment upkeep per manufacturer guidelines. Inspect grounds and buildings daily to ensure safety and curb appeal, manage supply inventory within budget, and maintain a preventative maintenance program. Address resident and employee concerns professionally and assist with move-in/out processes. Must possess EPA Type II certification, live within 30 miles of the property, and own a reliable vehicle. Requires 2+ years of supervisory experience and ability to handle HVAC, plumbing, electrical, and landscaping tasks.
Required Qualifications
- High school diploma or equivalent
- 2+ years of maintenance supervisory experience
- Experience in the multifamily industry
- EPA certification Type II
- Must live within 30 miles of the assigned property
- A valid driver's license
- Current automobile insurance
- Ability to furnish their own reliable vehicle
- Other licenses and certifications as required by local, state or federal law
- Ability to transport or move up to 50 pounds variable distances
- Use of ladders to access heights in excess of eight to nine feet
- Ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit
- Ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow employees
- Ability to diagnose problems with and repair major appliances
- Ability to diagnose problems with and repair HVAC, including EPA Certification
- Ability to diagnose problems with and repair intermediate plumbing
- Ability to diagnose problems with and repair intermediate electrical (when no license required)
- Ability to diagnose problems with and repair Sheetrock
- Ability to diagnose problems with and repair general carpentry
- Ability to diagnose problems with and repair pool care (if required by community)
- Ability to diagnose problems with and repair roofs and gutters
- Ability to diagnose problems with and repair painting
- Ability to diagnose problems with and repair general irrigation maintenance and repairs
- Ability to diagnose problems with and repair landscaping
- Ability to diagnose problems with and repair fountain maintenance and repairs
- Ability to diagnose problems with and repair foundation/sidewalk repairs
- Ability to diagnose problems with and repair ice/snow removal
- Ability to diagnose problems with and repair golf carts and small engine maintenance
Desired Qualifications
- Experience in the multifamily industry
- CPO certification
