Job Summary
Oversee daily maintenance functions at assigned properties, ensuring physical condition meets management objectives by managing a team of workers, assigning projects, and completing work orders. Maintain equipment through preventive schedules, oversee resident and site work orders, and file associated paperwork. Handle turnovers for vacant apartments expeditiously to protect rental income and control maintenance supply inventory through monthly reviews. Inspect sites, report lease or maintenance violations to the Property Manager, and solicit bids for contractors on plumbing, electrical, and safety systems. Schedule contractors, follow up on completed work, and recommend capital improvements. Prepare weekly work schedules for maintenance staff and technicians, conduct regular meetings, and train personnel on safety and compliance. Make budget recommendations for maintenance line items while adhering to the property's approved budget. Be available on-call for emergency issues after scheduled hours.
Required Qualifications
- A minimum of a High School Diploma or equivalent
- At least 3 years supervisory experience in a maintenance or facilities related field
- Budgeting and expense management experience
- Skilled at property maintenance tasks including but not limited to basic electrical, plumbing, carpentry, painting, appliance & HVAC repair, unit turnovers, grounds & landscaping, and other property upkeep
- Must be available to address emergency issues at the property after scheduled work hours
- Ethical conduct, integrity and trustworthiness
- Interpersonal, time management and problem-solving skills
- Adaptability through periods of change and growth
- Ability to multitask based on prioritization and time sensitivity
- Valid Driver's License and reliable transportation
