Job Summary
Diagnose and repair resident work orders, routine upkeep, and make-ready processes for vacant units, including pre-move-out inspections, punch lists, and vendor coordination. Supervise up to five employees, develop cleanliness standards for grounds and amenities, and complete monthly preventative maintenance procedures. Manage inventory, develop budgets for repairs and capital projects, and conduct safety meetings to ensure OSHA compliance. Treat residents with respect while addressing complaints and responding to service requests efficiently.
Required Qualifications
- Vast maintenance management experience in multifamily housing
- Knowledge of Hot Water Heater repair and maintenance
- Carpentry
- Knowledge of different types of roofing materials shingle to BUR Membrane and EPDM
- Knowledgeable and skilled in safe use and maintenance of hand tools, power tools, and mechanical equipment
- Proficiency in MS Office Suite
- Proficiency in property management software (Yardi/One Site)
- High school diploma, GED, or related experience and training
- Experience in property management maintenance, other building maintenance, or related trade
- Ability to apply principles of logical thinking to define and correct problems
- Proficiency in customer service and interpersonal communication skills
- Ability to read, write, and communicate effectively
- Proficiency in internet, word processing, spreadsheet, and database management programs
- Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions
- EPA certifications Type I and II or Universal
- All certifications as required by State and Local jurisdictions
- Valid driver's license
- Ability to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
- Ability to work inside and outside in all weather conditions
- Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance
- Ability to work a flexible work schedule, which includes taking 'call' during evenings, weekends, and holidays
- Bilingual English/Spanish skills
