Job Summary
Maintenance Supervisor oversees and performs technical and mechanical work ensuring the community’s buildings, grounds, amenities, and common areas meet safety, cleanliness, and functional standards. Key duties include diagnosing resident service requests, making repairs, managing make-ready processes for vacant units, inspecting work for quality, coordinating vendors and contractors, maintaining inventory, supporting budgeting and cost-control efforts, and leading safety and compliance activities. The role requires hands-on maintenance expertise, strong customer service, tool proficiency, and the ability to work a flexible schedule including evenings, weekends, and holidays. EPA HVAC certifications, state/local certifications as required, and a valid driver’s license are expected. The position emphasizes supervision of the service team, collaboration with the Community Manager, adherence to safety policies (OSHA), and delivering high-quality service to residents.
Required Qualifications
- High school diploma, GED, or related experience and training
- Experience in property management maintenance, other building maintenance, or related trade
- Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices
- Ability to apply principles of logical thinking to define and correct problems
- Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems
- Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies
- Proficiency in internet, word processing, spreadsheet, and database management programs in order to maintain records of information and develop and provide information for the manager’s use
- Math skills to perform financial, administrative, and legal document tasks
- EPA certifications Type I and II or Universal (if working on sealed HVAC systems)
- Valid driver's license to operate a vehicle on property
