Maintenance Supervisor - Multifamily

Job Summary
Conduct hands-on repairs and supervise associates on daily maintenance tasks, including prioritizing service requests, inspecting grounds, and managing supply inventory. Lead the team through preventative maintenance programs, energy-saving initiatives, and turn event preparations while adhering to safety standards and OSHA guidelines. Resolve resident and employee concerns, oversee vendor contracts, and assist with move-in/out processes to ensure community compliance and curb appeal. Requires 2+ years of supervisory experience, EPA Type II certification, and the ability to work outdoors in extreme temperatures.
Required Qualifications
- High school diploma or equivalent
- 2+ years of maintenance supervisory experience
- Experience in the multifamily industry
- EPA certification Type II
- Must live within 30 miles of the assigned property
- A valid driver's license
- Current automobile insurance
- Ability to transport or move up to 50 pounds variable distances
- Use of ladders to access heights in excess of eight to nine feet
- Ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit
- Ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow employees
- Frequent bending and/or stooping to access equipment and machinery
- Basic hand tools
- Ability to use general maintenance equipment including hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment
- All equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents
- Ability to diagnose problems with and repair major appliances
- Ability to diagnose problems with and repair HVAC, including EPA Certification
- Ability to diagnose problems with and repair intermediate plumbing
- Ability to diagnose problems with and repair intermediate electrical (when no license required)
- Ability to diagnose problems with and repair Sheetrock
- Ability to diagnose problems with and repair general carpentry
- Ability to diagnose problems with and repair pool care (if required by community)
- Ability to diagnose problems with and repair roofs and gutters
- Ability to diagnose problems with and repair painting
- Ability to diagnose problems with and repair general irrigation maintenance and repairs
- Ability to diagnose problems with and repair landscaping
- Ability to diagnose problems with and repair fountain maintenance and repairs
- Ability to diagnose problems with and repair foundation/sidewalk repairs
- Ability to diagnose problems with and repair ice/snow removal
- Ability to diagnose problems with and repair golf carts and small engine maintenance
- Must possess basic knowledge of local and state codes for permitting, sign ordinances and pool regulations
- Must be able to effectively lead and coach others
- Strong attention to detail
- Must be able to lift 50 lbs
Desired Qualifications
- Experience in the multifamily industry
- CPO certification
- Other licenses and certifications as required by local, state or federal law
