Job Summary
Oversee all maintenance activities by performing repairs, troubleshooting mechanical systems, and completing preventative maintenance to restore apartments to move-in condition. Conduct daily patrols to remove snow, ice, debris, and trash while inspecting building and alarm systems for compliance with OSHA standards. Manage a team of Maintenance Technicians and Porters through daily supervision, coaching, and ongoing training to ensure high-quality work outcomes. Respond to on-call emergencies on weekends, evenings, and holidays as required. This role supports resident satisfaction and property performance within a fast-paced environment.
Required Qualifications
- High school diploma
- Minimum of three years of experience as a full-charge residential maintenance technician
- Two years supervising 2 – 3 team members
- Self-motivated and possesses the ability to provide guidance and direction to others
- Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings, and holidays
- Requires the ability to read, speak and comprehend the English language
- Proficiency in performing plumbing, electrical and appliance repair
- Ability to follow direction and work independently
- Advanced troubleshooting and problem-solving skills
- Ability to work in a fast-paced, action-oriented environment
- Must have hand tools
- ANSI approved steel-toe shoes/composite
- Must have a valid Driver's License
- Must have reliable transportation
- Willing to assist with other properties within the portfolio and surrounding portfolios as needed
- Willing to travel up to 15-25% of the time
Desired Qualifications
- HVAC certification is a plus
- EPA certification preferred
- Knowledge of OSHA rules and regulations is preferred
