Job Summary
Oversee daily service requests and coordinate routine preventative maintenance for HVAC, plumbing, electrical, and mechanical systems to ensure units are rent-ready and property grounds remain safe and clean. Supervise and schedule maintenance technicians and porters while providing training, performance feedback, and ensuring proper tool and inventory management. Ensure compliance with OSHA and applicable regulations by maintaining inspection records, conducting regular system audits, and responding to emergency calls with 24-hour coverage. Manage vendor oversight and sourcing within budget constraints. Requires high school diploma, technical certifications, and 3+ years of multi-family maintenance experience. On-call availability for emergencies.
Required Qualifications
- Technical certifications (e.g., HVAC, EPA)
- Minimum of 3 years of maintenance experience in multi-family housing
- 1+ year in supervisory role
- Technical proficiency in maintenance trades (HVAC, plumbing, electrical, appliances)
- Strong leadership and supervisory skills
- Excellent time management and task prioritization
- Problem-solving and critical thinking abilities
- Clear, professional verbal and written communication
- Basic computer literacy (work order systems, email, inventory tracking)
- Customer service orientation and team collaboration
- Ability to lift up to 50 lbs and perform physical labor in varying conditions
- Must be able to walk, stand, bend, and climb ladders for extended periods
- On-call availability for emergency maintenance needs
