Maintenance Supervisor- Midland Lofts

Job Summary

Conduct daily inspections of property interiors and exteriors to maintain brand standards, escalating findings and communicating resident inquiries to management. Diagnose and perform routine repairs on electrical, plumbing, HVAC, appliances, and structural elements including roofs, flooring, and security systems. Complete make-ready turns, execute cleaning duties for floors and elevators, and maintain accurate documentation in property management software. Perform weekly safety checks, manage supply orders, and rotate on-call status while adhering to OSHA, ADA, and fair housing laws. Supervise team members and interact with residents and vendors professionally in a warm, welcoming manner.

Required Qualifications

  • High school diploma or equivalent
  • Five plus years experience in related building maintenance
  • Must be able to lift and stack objects up to 50 pounds
  • Must be able to occasionally and frequently exert 10 to 20 pounds of force to lift, carry, push and pull or otherwise move objects
  • Must be able to reach above shoulders
  • Must be able to stoop, kneel, crouch, twist/turn and reach; bending at the waist
  • Must be able to grasp, grip and turn all handle tools and equipment
  • Must be able to perceive the nature of sound
  • Must be able to utilize near and far vision
  • Must be able to provide depth perception
  • Must be able to provide oral information
  • Must possess the manual dexterity to handle and work with various materials and objects
  • Must be able to write including inventory maintenance, requisition requests, required maintenance reports
  • Must be able to rotate in an on call status
  • Must be able to perform routine and extensive preventative maintenance and repair procedures
  • Must be able to conduct all business in accordance with Company policies and procedures, state and federal laws
  • Must be able to perform weekly safety checks throughout the facility
  • Must be able to maintain accurate records of preventative maintenance performed and any follow-up actions required
  • Must be able to complete all make ready turns in a timely manner
  • Must be able to complete all assigned repairs and projects efficiently in accordance with Company policy and procedures, and code requirements
  • Must be able to execute daily cleaning of all floors, windows, walls, stairs, and elevators
  • Must be able to supervise

  • Must be able to utilize proper safety gear for tasks as needed

  • Must be able to diagnose and perform minor and routine maintenance/repair involving shutters, doors, cabinets, windows, sliding glass doors
  • Must be able to diagnose and perform minor and routine maintenance/repair involving water features including spas, pools, fountains
  • Must be able to diagnose and perform minor and routine maintenance/repair involving boiler, gas and electric
  • Must be able to diagnose and perform minor and routine maintenance/repair involving door locks, P.O. boxes and locks
  • Must be able to diagnose and perform minor and routine maintenance/repair involving security systems
  • Must be able to diagnose and perform minor and routine maintenance/repair involving ceiling leaks
  • Must be able to diagnose and perform minor and routine maintenance/repair involving pool areas, tile, jacuzzi, pool furniture
  • Must be able to escalate and communicate inspection findings, resident inquiries, and other concerns as necessary to management
  • Must be able to utilize property management software to check for work orders in a timely and continual manner
  • Must be able to complete documentation in a timely and detailed manner following a completed work order request
  • Must be able to notify the Facilities Manager in a timely manner of all supply order needs
  • Must be able to perform flexible scheduling which may include nights and weekends
  • Must be able to uphold the Company standards of professional appearance
