Job Summary
Maintenance Supervisor role overseeing the property’s maintenance team, coordinating make-readies, preventive maintenance, repairs (appliances, plumbing, electrical, HVAC), safety compliance per OSHA, and budgeting input. Responsibilities include scheduling, workload monitoring, coordinating vendors, completing service requests and records in OneSite, conducting safety audits, assisting with recruiting and training maintenance staff, and participating in on-call rotations. Must diagnose problems, perform repairs, manage inventory, and ensure property standards and regulatory compliance.
Required Qualifications
- High school diploma or equivalent
- 2 years’ proven experience as a maintenance supervisor, preferably in residential community management
- EPA Type I, Type II or Universal and CPO certification strongly preferred
- Certified Apartment Maintenance Technician (CAMT) is preferred but not required
- Must have certifications/permits required by the city or state to perform job responsibilities (i.e., pool operations, maintenance, electricians, etc.)
- Must be willing to work flexible hours including weekends for on-call or other duties as needed
- Must share 24-hour on call phone on a rotation basis
- Driving: valid driver's license to perform duties
