Job Summary
Maintenance Supervisor role responsible for overseeing and performing technical and mechanical work to ensure interior/exterior buildings, grounds, amenities, and common areas meet Greystar standards for cleanliness, safety, and functionality. Supervises up to 5 employees, manages vendor quotes and warranties, develops maintenance standards for grounds and units, and participates in budget planning for repairs and capital projects. Requires knowledge of hot water heater repair, carpentry, safe use of hand and power tools, familiarity with MS Office and property-management software (Yardi/One Site), EPA HVAC certifications, OSHA compliance, and strong customer-service orientation. Daily duties include handling resident work orders, overseeing make-ready processes for vacant units, and ensuring safety and quality across the property. Proficient communication, leadership, and the ability to inspect and supervise contractors are essential.
Required Qualifications
- High school diploma, GED, or related experience and training
- Experience in property management maintenance, other building maintenance, or related trade
- EPA certifications Type I and II or Universal (if working on sealed HVAC systems) or as required by state/local jurisdictions
- Valid driver’s license to operate a golf cart on the property, if applicable
- Proficiency with MS Office Suite; knowledge of property management software (Yardi/One Site) highly desired
- Ability to read, write, and communicate effectively; strong customer service and interpersonal skills
- Ability to perform physical tasks and travel locally as needed
- Knowledge of hot water repair and maintenance; carpentry skills; basic safety standards
- Proactive problem solving; budgeting and preventive maintenance understanding
- Ability to supervise up to 5 employees and coordinate with vendors and contractors
