Maintenance Supervisor

Job Summary
Oversee maintenance operations for residential properties, supervising at least one technician, delegating tasks, and providing training. Complete and oversee service requests while ensuring safety standards are met, and manage the make-ready process for vacant units including inspections and vendor coordination. Maintain cleanliness of grounds, amenities, and common areas, and inspect contractor work to ensure quality standards. Order supplies, create purchase orders, and track inventory within budget. Respond promptly to resident inquiries, conduct routine inspections, and perform preventative maintenance. Participate in an on-call rotation as scheduled by the property team. Support cost-saving initiatives by repairing rather than replacing items when possible.
Required Qualifications
- 3+ years of residential maintenance experience
- Proven experience in supervising maintenance teams and managing industrial maintenance operations
- Strong mechanical and electrical knowledge, including familiarity with high and low voltage systems
- Proficient in using CMMS for maintenance management and scheduling
- Experience with HVAC systems and programmable logic controllers
- Excellent leadership and project management skills, with the ability to read and interpret schematics
Desired Qualifications
- HVAC or EPA Universal certificate preferred
