Maintenance Supervisor

Job Summary
Lead, schedule, and supervise the daily work of the maintenance team, ensuring high performance and accountability. Monitor the team's budget, manage inventory, and delegate work orders effectively. Proactively identify and resolve service needs while overseeing quarterly preventative maintenance programs for HVAC, plumbing, and electrical systems. Make-ready units by inspecting vacant units for cleanliness and functionality prior to move-in. Conduct on-call emergency service rotation and respond to service requests timely. Supervise vendor partners to ensure work is completed safely and to company standards. Manage capital improvement projects, including obtaining bids and overseeing execution. Follow safety guidelines in accordance with OSHA and company policy.
Required Qualifications
- High School or GED equivalent
- Minimum of 3 years' experience in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical
- Valid Driver's License
- EPA certification
- Prior supervisory or lead technician experience
- Monday through Friday work schedule
- Standard office hours from 8:00 AM to 5:00 PM
- Participation in an on-call rotation for after-hours emergencies
- Occasional support for resident events
