Job Summary

Diagnose defects and complete repairs for resident requests and routine community upkeep in accordance with safety standards and code requirements. Oversee the make-ready process for vacant apartments by conducting pre-move-out inspections, creating punch lists, scheduling vendors, and verifying completed work. Develop and enforce standards for building exteriors, amenities, grounds, and interiors to maintain high community quality. Periodically inspect work by team members and contractors to assess policy effectiveness and verify that materials and services meet specifications. Maintain spare parts inventory, order supplies within budget, and complete monthly preventative maintenance procedures. Assist in developing repair and capital project budgets while supporting cost-control programs by fixing rather than replacing parts. Conduct safety meetings, ensure MSDS sheets are current, and stay updated on OSHA regulations to ensure community compliance. Respond to resident complaints and service requests with efficiency and urgency.

Required Qualifications

  • High school diploma, GED, or related experience and training
  • Experience in property management maintenance, other building maintenance, or related trade
  • Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices
  • Ability to apply principles of logical thinking to define and correct problems
  • Proficiency in customer service and interpersonal communication skills
  • Ability to read, write, and communicate effectively
  • Proficiency in internet, word processing, spreadsheet, and database management programs
  • Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions
  • Valid driver's license to operate a golf cart on the property, if applicable
  • Ability to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
  • Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet)
  • Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance
  • Ability to work a flexible work schedule, which includes taking 'call' during evenings, weekends, and holidays
  • EPA certifications Type I and II or Universal if the position requires working on a sealed HVAC system to test system pressures, handle refrigerants, etc.
  • All certifications as required by State and Local jurisdictions
