Job Summary
Conduct daily inspections of apartment units, buildings, and common areas to ensure safety compliance and perform repairs on HVAC systems, electrical fixtures, plumbing, carpentry, and grounds. Manage subordinate maintenance personnel by scheduling service requests, supervising work priorities, and providing training on safety protocols and OSHA standards. Execute scheduled preventive maintenance, emergency standby coverage for weekends and holidays, and rededecorate vacant units for re-occupancy while maintaining accurate records of work orders and inventories. Travel regularly to conduct property business and obtain necessary licenses for pesticide application.
Required Qualifications
- Bilingual
- Driver License
- High School Diploma or Equivalent
- Must have knowledge of property HVAC units
- Must be able to troubleshoot the system and make repairs to fan motors, thermostats, contractors, etc.
- Must possess some type of formal training or experience in the following areas: carpentry, light plumbing work, light electrical work, painting, refurnishing and cleaning, and air conditioning
- Must be able to safely access all areas of the property's grounds, regardless of grounds conditions and/or weather conditions, including multilevel structures, with or without the aid of an elevator
- Must be able to safely lift and carry weights up to fifty (50) pounds without assistance
- Must be able to safely move large appliances such as ranges, refrigerators and washing machines with the use of a hand truck
- Must be able to safely ascend and descend various types of ladders unassisted
- Must be able to tolerate normal levels of caustic chemicals and pest control chemicals
- Must stay aware of all work-safety requirements pertinent to the position
- Must have a government issued state ID, or valid driver's license if required by Management based on location/property or business needs
- Proficiency in reading, writing and speaking English is required
- Must have EPA certification or ability to obtain within 90 days of hire/ promotion
