Maintenance Supervisor

Job Summary

Conduct daily maintenance operations by assigning work to the service team, managing supply orders within budget, and inspecting make-readies prior to resident move-in. Coordinate outside vendors for scheduled repairs and resolve escalated maintenance issues involving HVAC, plumbing, electrical, and appliance systems. Maintain critical property logs including refrigerant, pool chemicals, and mold records while supervising team performance and coaching employees. Participate in on-call rotations for emergency responses and weekend work as required. Ensure all repairs meet safety and Fair Housing standards.

Required Qualifications

  • 3+ years of Maintenance Supervisory experience in the multifamily industry
  • Strong proficiency in HVAC, plumbing, electrical, and appliance repair
  • HVAC Certification (Type 1 & 2 or Universal)
  • Both HVAC and CPO certifications
  • Strength in vendor relations
  • Strength in turn management
  • Strength in overall maintenance operations
  • Valid driver's license
  • Must be available for weekend shifts
  • Must be able to lift 50 lbs
  • Must be able to lift 50 lbs or more
  • Must be able to comprehend and speak
  • Must have good eyesight
  • Must have good hearing
  • Must be able to grasp/turn, touch, feel, and reach
  • Must be able to climb stairs
  • Must be able to bend, stoop, kneel, crawl, squat, push/pull, and reach above shoulders
  • Must be able to walk and sit alternately
  • Must be able to work in both indoors and outdoors
  • Must be able to work in outside weather conditions
  • Must be able to work around moving mechanical parts
  • Must be able to work in high and precarious places
  • Must be able to work around fumes or airborne particles
  • Must be able to work around toxic or caustic chemicals
  • Must be able to work around risk of electrical shock
  • Must be able to work in moderate noise levels
  • Must be able to complete and assign work to the service team
  • Must be able to order necessary equipment and supplies in accordance to budget
  • Must be able to inspect make-readies prior to move in
  • Must be able to maintain the property logs such as refrigerant, pool chemical, and mold logs
  • Must be able to analyze and resolve escalated maintenance issues
  • Must be able to coordinate and schedule outside vendors
  • Must be able to respond to emergency calls
  • Must be able to adhere to all company policies including safety and Fair Housing
  • Must be able to carry out supervisory responsibilities
  • Must be able to interview
  • Must be able to plan, assign, and direct work
  • Must be able to appraise performance, coaching, teaching, and training employees
  • Must be able to complete the pre-employment process which may include criminal background, motor vehicle reporting, drug testing, and reference checks

Desired Qualifications

  • Experience with Yardi and HappyCo
  • Three years of relevant supervisory experience in property management
  • Five years of maintenance experience
  • Certified Pool Operator (CPO)
  • Proficient in the following areas: plumbing, HVAC, electrical and appliance repair
  • Proficient in use of computers and online applications
  • Working knowledge of property systems such as Yardi, Entrata, and HappyCo
  • Working knowledge of Microsoft Office
