Job Summary
Oversee daily maintenance operations at Encore Apartments by assigning service requests, managing make-readies, and coordinating with vendors for repairs. Direct the maintenance team through performance coaching, training, and scheduling while ensuring all work adheres to safety and Fair Housing policies. Maintain critical property logs for refrigerant, pool chemicals, and mold, and inspect grounds and buildings to minimize liability. Resolve escalated maintenance issues and order supplies within budget constraints. This role requires a hands-on supervisor with HVAC and CPO certifications to lead operations in a 322-unit community, with weekend availability and on-call rotation.
Required Qualifications
- 3+ years of Maintenance Supervisory experience in the multifamily industry
- Strong proficiency in HVAC, plumbing, electrical, and appliance repair
- HVAC Certification required (Type 1 & 2 or Universal)
- Certified Pool Operator (CPO)
- Valid driver's license
- Must be able to lift 50 lbs
- Must be able to lift 50 lbs or more
- Must be available for weekend work
- Must be able to comprehend and speak
- Must have good eyesight
- Must have good hearing
- Must be able to work in both indoors and outdoors
- Must be able to work in outside weather conditions
- Must be able to work around moving mechanical parts
- Must be able to work in high and precarious places
- Must be able to work around fumes or airborne particles
- Must be able to work around toxic or caustic chemicals
- Must be able to work around risk of electrical shock
- Must be able to work in a drug free workplace
- Must pass criminal background check
- Must pass motor vehicle reporting
- Must pass drug testing
- Must pass reference checks
Desired Qualifications
- Three years of relevant supervisory experience in property management
- Five years of maintenance experience
- Experience with Yardi and HappyCo
- Working knowledge of property systems such as Yardi, Entrata, and HappyCo
- Working knowledge of Microsoft Office
